In accordance with Article V, § 501, of the Pennsylvania
Municipalities Planning Code, 53 P.S. § 10501, the Franklin
Township Board of Supervisors shall have the authority to regulate
subdivision and land development within the Township by enacting this
chapter.

1. The Board of Supervisors shall apply the following sanctions to implement
this chapter:
A. No lot, tract or parcel of land will be subdivided, and no land will be developed, including any public improvements, except in accordance with the provisions of this chapter and Chapter
27, Zoning.
B. No lot in a subdivision may be sold; no permit to erect, alter or
expand any building upon land in a subdivision or land development
may be issued; and no building may be erected in a subdivision or
land development unless and until a final subdivision or land development
plan has been approved, and where required, recorded; and until the
improvements required by the Board in connection therewith have either
been constructed or guaranteed as hereinafter provided. The procedures
and standards provided hereinafter for the preparation and approval
of subdivision plans shall also apply to land development.
C. No section of this chapter shall be construed to prohibit condominium
ownership as permitted by the Pennsylvania Uniform Condominium Act,
68 Pa.C.S.A. § 3101 et seq.
