The High-Density Residential District (HDR) is designed to provide a variety of housing types at higher densities than permitted elsewhere in the Township. The HDR District is located in the vicinity of the Village of Kemblesville to provide direct access to commercial facilities. While not currently served by public sewer or water service, housing at permitted densities under this district require community systems for sewage and water.

1. 
Uses Permitted by Right.
A.

Nonprofit recreational uses including public parks.
C. 
Agriculture.
D. 
Mobile homes and mobile home parks subject to the provisions of § 27-1909 and Part 19 as applicable.

Permitted Accessory Uses.
A. 
Customary accessory residential uses and buildings.
B. 
Private swimming pool, subject to the provisions of § 27-1713.
C. 
Home occupations, subject to the provisions of § 27-1709. Home occupations are prohibited in structures containing multiple dwelling units, except that exempt home occupations per § 27-1709, are allowed in any dwelling unit.
3. 
Conditional Uses.
A. 
Municipal, county, state and federal uses excluding dumps, sanitary landfills and correctional or penal institutions.
B. 
Golf course and golf uses, subject to the provisions of § 27-1715.
C. 
Single-family detached units in accordance with the provisions of Part 5.
4. 
Uses by Special Exception.
A. 
Residential conversion of a single-family dwelling, subject to the provisions of § 27-1712.
B. 
Cultural, educational, or religious uses.
C. 
Convalescent, nursing home, or retirement home subject to the provisions of § 27-1703 or 27-1704, as applicable.
D. 
Two-family attached dwellings.
E. 
Mixed-use residential, subject to the provisions of §§ 27-1717 and 27-1611.
