The purpose of this district is to provide for commercial use, including a specialty retail shopping complex related to historic facilities nearby, and to complement the existing large-scale commercial center in the Route 50 corridor.

In the B-3 Special Commercial District, only the following uses are authorized:

Bar or tavern.

Brewpub.

Business or professional office, minor.

Day-care center, subject to § 27-1906.15.

Forestry.

Major business or professional office, subject to § 27-1906.32.
(10) 
Major financial institution, subject to § 27-1906.32.
(11) 
Personal services.
(12) 
Specialty retail, subject to § 27-1906.55.

Medical marijuana dispensary, subject to § 1403.12.

Mini-warehouse or self storage facility, subject to § 27-1906.35.

Oil and gas wells, subject to § 27-1906.34.

Accessory Uses:
(1) 
Communications antenna mounted on an existing building or existing public utility storage or transmission structure, subject to § 27-1906.10.
(2) 
Solar energy system (large), subject to § 27-1906.51.
(3) 
Uses accessory to an approved conditional use, other than fences or signs, subject to § 27-1903.2.

Uses by Special Exception.
A. 
Principal Uses:
(1) 
Truck and heavy equipment rental, sales and service, subject to § 27-1906.57.
(2) 
Comparable uses not specifically listed, subject to § 27-1905.

Uses accessory to an approved use by special exception, other than fences or signs, subject to § 27-1903.2.

In the B-3 Special Commercial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part 19.

Minimum Lot Frontage: 50 feet.

Maximum Impervious Surface Coverage: 65%.
