The purpose of this district is to provide for commercial use,
including a specialty retail shopping complex related to historic
facilities nearby, and to complement the existing large-scale commercial
center in the Route 50 corridor.

In the B-3 Special Commercial District, only the following uses
are authorized:

Communications antenna mounted on an existing building or existing public utility storage or transmission structure, subject to § 27-1906.10.

In the B-3 Special Commercial District, all uses shall be subject
to the following regulations, except as they may be modified by the
express standards and criteria for the specific conditional uses and
uses by special exception contained in Part 19.
1403.1.
Minimum Lot Area: 20,000 square feet.
1403.2.
Minimum Lot Width: 100 feet.
1403.3.
Minimum Lot Frontage: 50 feet.
1403.4.
Maximum Impervious Surface Coverage: 65%.
1403.5.
Minimum Front Yard: 50 feet.
1403.6.
Minimum Rear Yard:
A.
All principal structures:
(1)
Adjoining any S-C or R District: 75 feet.
(2)
Adjoining a registered historic structure or public park: 100
feet.
(3)
Adjoining I-79 or any unenclosed electrical utility substation
(in the case of mini-warehouse or self-storage facilities only): five
feet.
(4)
Adjoining all other districts: 30 feet.
B.
Accessory structures: 10 feet.

Medical Marijuana Dispensary Buffer Distance. A medical marijuana
dispensary may not be located within 1,000 feet of the property line
of a public, private or parochial school or a day-care center.
