1. Provide a transition district between Industrial/Office/Business
and Farm Residential.
2. Provide opportunities for clustered housing with open space preservation.

1. Residential dwellings including single-family detached, single-family
semi-detached, and single-family attached (townhomes).
2. Open space within the residential cluster development.

1. Maximum density: 2.25 dwelling units per acre of net tract area.
2. Minimum tract area: 20 acres.
3. Building setback from open space: 30 feet.
4. Building separation distance: 30 feet.
5. Front building setback: 22 feet from the inside of the sidewalk.
6. If the tract area is less than 20 acres, the area and bulk regulations
of the FR District shall apply.

2. All open space shall meet the requirements of Part 15, "Open Space
Provisions."

1. Sidewalks shall be installed and maintained on one side of all streets and, at the option of the Board of Supervisors, on both sides of all streets, in accordance with §
22-507 of the Subdivision and Land Development Ordinance [Chapter
22].
2. Street trees shall be installed and maintained on both sides of all streets in accordance with §
22-513 of the Subdivision and Land Development Ordinance [Chapter
22]. Street trees shall be placed at an average interval of 50 feet along each side of each street.
3. Parking shall be in accordance with Part 13, "Off-Street Parking
and Loading."
4. Signs shall be in accordance with Part 14, "Signs."
5. A perimeter landscaped buffer of at least 50 feet in width shall be installed and maintained in accordance with §
27-1312, Subsection
1D(2),
(3),
(5),
(6),
(7) and
(8).
