The VC, Village Commercial District is designed primarily to promote small scale business opportunities within the Villages of Solebury, Carversville, Lumberville and Centre Bridge while protecting and preserving the historic character of the villages.

1. 
A building may be erected, altered or used, and land may be used or occupied, subject to the provisions of Parts 25 and 26, for any of the following uses and no other:
A. 
Permitted Principal Uses.
(1) 
Single-family detached dwellings.
(2) 
Municipal use.
(3) 
Village retail; village service; tavern; restaurant.
(4) 
Forestry/timber harvesting uses.
(5) 
Wireless telecommunications facilities (possibly permitted by right or as a conditional use pursuant to the conditions and requirements contained in § 27-2611).
(6) 
Banquet, catering, or event use.

B. 
Permitted Accessory Uses.
(1) 
Accessory use on the same lot and customarily incidental to the permitted principal uses in Subsection 1A.
(2) 
Parking in accordance with Part 23.
(3) 
Signs in accordance with Part 24.
(4) 
No-impact home-based business.
(5) 
Individual backyard composting facility.

(6) 
Banquet, catering, or event use (accessory only to restaurant or bed-and-breakfast inn/small short-term lodging facility; accessory uses must still comply with the principal use standards in § 27-2602, Subsection 1QQ).

C. 
Conditional Uses. (Refer to Part 26 for special provisions and Part 29 for standards and criteria).
(1) 
Twin dwelling.
(2) 
School; library; commercial school.
(3) 
Cultural, religious or charitable use.
(4) 
Office; bank.
(5) 
Bed-and-breakfast inn/small short-term lodging facility (accessory to only single-family detached dwellings used as a primary residence, or agriculture; accessory uses must still comply with the principal use standards in § 27-2602, Subsection 1OO).

(6) 
Communications antenna mounted on an existing public utility transmission tower, building or other structure, including existing communications towers, and communications equipment building accessory thereto. An applicant for a conditional use to situate a communications antenna must demonstrate to the Township that it has met the requirements of § 27-2611 of this chapter.

Wireless telecommunications facilities (possibly permitted by right or as a conditional use pursuant to the conditions and requirements contained in § 27-2611).

The maximum height of buildings and other structures erected, enlarged, altered or used shall be 35 feet, except as provided in Part 25.

Except as specified in Part 26 relative to setbacks from the Delaware Canal, the following shall apply:

A. 
Permitted Principal Uses.
(1) 
Minimum lot area: 21,780 square feet (1/2 acre).
(2) 
Minimum lot width at building line: 100 feet.
(3) 
Minimum lot width at street line: 50 feet.
(4) 
Maximum impervious surface coverage: 25% for residential use; 70% for other uses.
(5) 
Maximum building coverage: 25%.
(6) 
Minimum depth of front yard: 50 feet.
(7) 
Minimum depth of rear yard: 35 feet.
(8) 
Minimum width of each individual side yard: 20 feet.
B. 
Conditional Uses. (Refer to Part 26 for special provisions and Part 29 for standards and criteria).
(1) 
All of the area and bulk regulations of Subsection 1A shall apply to twin dwellings, except that the minimum lot area shall apply to each individual dwelling unit.
(2) 
Cultural, Religious and Charitable Use; Office; Bank.
(a) 
Minimum lot area: 60,000 square feet.
(b) 
Minimum lot width at building line: 125 feet.
(c) 
Minimum lot width at street line: 75 feet.
(d) 
Maximum total impervious surface coverage: 55%.
(e) 
Maximum building coverage: 20%.
(f) 
Minimum depth of front yard: 55 feet.
(g) 
Minimum depth of rear yard: 45 feet.
(h) 
Minimum width of each individual side yard: 30 feet.
(3) 
School, Library, Commercial School, Bed-and-breakfast Inn/Small Short-term Lodging Facility, Banquet, Catering, or Event Use.
(a) 
Minimum lot area: 100,000 square feet.
(b) 
Minimum lot width at building line: 200 feet.
(c) 
Minimum lot width at street line: 75 feet.
(d) 
Maximum total impervious surface coverage: 50%.
(e) 
Maximum building coverage: 15%.
(f) 
Minimum depth of front yard: 65 feet.
(g) 
Minimum depth of rear yard: 55 feet.
(h) 
Minimum width of each individual side yard: 40 feet.

Separation buffers and parking area landscaping shall be in accordance with § 22-520, Landscape Conservation and Improvement Plans of the Subdivision Ordinance [Chapter 22].
