This Chapter shall be known and may be cited as the "Borough
of Renovo Zoning Ordinance."

The intent of this Chapter is to establish a precise and detailed
plan for the use of land in the Borough of Renovo based on the master
plan for the Borough of Renovo and enacted in order to promote and
to protect the public health, safety, morals, comfort, convenience,
and the general welfare of the people.

This Chapter has been adopted in order to:
A.Â
Establish Zoning Districts. Establish zoning districts and therein
regulate the use of land and structures for residential, commercial,
manufacturing and other purposes.
B.Â
Regulate Buildings and Population Density. Regulate the location,
height, bulk, and size of buildings and structures, the size of yards,
courts and open spaces; the percentage of a lot which may be occupied
by a building or a structure, and the density of population.

Such regulations are deemed necessary to achieve the following purposes:
A.Â
Promote Orderly Development. To protect the character and maintain
the stability of residential, business and manufacturing areas within
the Borough and to promote the orderly and beneficial development
of such areas.
B.Â
Limit Street Congestion. To limit congestion in the public streets
and to protect the public health, safety, convenience, and the general
welfare by providing for off-street parking of motor vehicles and
for the loading and unloading of commercial vehicles.
C.Â
Protect Against Hazards. To provide protection against fire, explosion,
noxious fumes, and other hazards in the interest of the public health,
safety, comfort, and the general welfare.
D.Â
Regulate Intensity of Use. To regulate the intensity of use of zoning
lots, and to determine the area of open spaces surrounding buildings
which spaces shall be necessary to provide adequate light and air,
privacy and convenience of access to property, and to protect the
public health, and to avoid undue concentrations of population.
E.Â
Provide Adequate Facilities. To facilitate the adequate provision
of transportation, water, sewers, schools, parks and other public
requirements.
F.Â
Prohibit Incompatible Uses. To prohibit uses, buildings or structures
which are incompatible with the character of development or the permitted
uses within specified zoning districts.
G.Â
Establish Standards of Development. To fix reasonable standards to
which buildings or structures shall conform.
H.Â
Regulate Alterations of Existing Buildings. To prevent such additions
to, and alterations or remodeling of, existing buildings or structures
as would not comply with the restrictions and limitations imposed
hereunder.
I.Â
Conserve Taxable Value of Land. To conserve the taxable value of
land and buildings and encourage the most appropriate use of land
throughout the Borough.
