(2) 
The proposed use meets all applicable dimensional and lot and yard regulations for the I-1 District, all other expressed standards and criteria for comparable uses, and any requirements of this chapter for the I-1 District.
(3) 
The proposed use is in general conformity with the Township Comprehensive Plan and in harmony with the area in which it is proposed.
(4) 
The proposed use is an appropriate use on the proposed site.
(5) 
The proposed use is in compliance with all other standards of this chapter and all other Township ordinances.
G.

Criteria for Permitted Nonresidential Uses Under Subsection 4. The applicant for any nonresidential use permitted under Subsection 2 above not already being conducted at the effective date of this amendment must prove to the Zoning Officer that all of the following criteria will be met in order to receive a zoning approval:
A. 
The requirements for noise limitation set forth in Township Ordinance No. 306[1] must all be met.

B. 
No use may produce significant volumes of fumes, dust or stockpiles of inventory visible to the public.
C. 
No use may use as raw material or fuel, or produce as a finished good or product, any product comprised of rubbish, garbage, waste or recycled material, or of raw plant or animal substances.
D. 
There shall be no outdoor storage of materials used for production, materials produced, inventory or supplies.
E. 
The occupants shall agree to keep their exterior doors closed during business hours (except for traffic in and out) so as to reduce noise to the outside.
F. 
Exterior lighting not already in place at the effective date of this amendment shall be designed to eliminate any light spillover onto adjoining residential properties.
G. 
No work in the nature of fabrication, construction or manufacturing, no unloading or loading of trucks, truck traffic or truck deliveries and no collection from commercial waste containers shall take place from 8:00 p.m. to 6:00 a.m.
H. 
No vehicular maintenance shall be performed outdoors.
I. 
All required parking shall be off street.
J. 
The premises in question must have been used as a nonresidential use in the past or be usable without demolition of any sound, building code compliant dwelling already erected on the property.
K. 
Exterior building and premises lighting shall cease between 8:00 p.m. and 6:00 a.m., except for a porch light or lamppost light.
6. 
Lot and Yard Height Requirements.
A. 
Principal or Accessory Uses. Principal or accessory uses shall meet the bulk and dimensional standards for the R-3 District in § § 27-404, Table of Bulk and Dimensional Standards in Each Zone District, or in § 27-405, Table of Bulk and Dimensional Standards for Two Family (Duplex) Buildings, Individual Townhouses, Townhouse Group and Garden or Walk-Up Apartment Buildings on Their Own Lots, whichever is most applicable.
