The purpose of the Business III District is designed as an area
for day-care centers on property located on Pennsylvania Avenue bounded
on the south by Division Street, bounded on the west by Howard Street,
bounded on the north by Pleasant Street and on the east by Pennsylvania
Avenue and the former Jehovah Witness property that is now a day-care
center on Pitney Street. The district is also designed for alternate
uses that would be accommodated in the existing facilities at these
locations.

The following special exceptions may be permitted by the Zoning Hearing Board, following review and comment by the Planning Commission, pursuant to standards and criteria as set forth in Article XV, § 500-105D:

Accessory uses (customarily related to the below).
(2)
Adult personal care facility.
(3)
Animal hospital.
(4)
Club.
(5)
Day-care: child day-care center.

A.
The height of the principal building shall not exceed 35 feet.
Unless otherwise specified herein, lot area, lot width and impervious
coverage requirements of the following dimensions shall be provided
for each structure or use hereafter erected, established or altered
for any use permitted within this district.
The following setback regulations apply to all uses permitted
within this district, unless otherwise specified herein.
A.
Pennsylvania property: Front setbacks shall be east, south and west
shall be 15 feet from the edge of the paved cart path, and on the
north the setback shall be 15 feet from the residential properties.
