The purpose of the Industrial District is to designate those areas in the Borough best suited for manufacturing activity because of location and existing facilities.
A. 
Permitted uses in the Industrial District are as follows:
(1) 
Electric substation.
(2) 
Electric transmission and distribution facilities.
(3) 
Garage, public.
(4) 
Industry.
(5) 
Manufacturing.
(6) 
Parking area.
(7) 
Industrial or research park.
(8) 
Industrial wastewater treatment facility.
(9) 
Forestry.

A. 
Permitted accessory uses in the Industrial District are as follows:
(1) 
Those uses that are accessory to the principal permitted uses, including those customary and consistent with the permitted industrial uses, including parking areas, storage sheds, and solid waste containers.
A. 
The following special exceptions may be permitted by the Zoning Hearing Board, following review and comment by the Planning Commission, pursuant to standards and criteria as set forth in this chapter:
(1) 
Storage trailer.
A. 
The height of a principal building shall not exceed 125 feet.
Unless otherwise specified herein, lot area, lot width and impervious coverage requirements of the following dimensions shall be provided for each structure or use hereafter erected, established or altered for any use permitted within this district:
A. 
Minimum lot area: 7,500 square feet.
B. 
Minimum lot width: 75 feet.
C. 
Maximum coverage: 90% for building and for parking and other impervious surfaces and 10% open space.
The following setback regulations apply to all uses permitted within this district, unless otherwise specified herein:
A. 
Minimum setback requirements.
(1) 
Front: 10 feet.
(2) 
Rear: 10 feet.
(3) 
Side: 10 feet.
