A. General. The regulations set forth in this
Section shall govern areas in the City designated as "R-1S" Residential
Districts.
B. Use Regulations. A building or premises
shall be used only for the following purposes:
1.
Single-family dwellings, but not
including mobile homes, Class A manufactured homes and Class B manufactured
homes.
2.
Churches, synagogues, mosques, and
other houses of worship or gathering.

3.
Public buildings, parks, playgrounds
and community centers.
4.
Public schools, and private schools
having a curriculum substantially similar to public schools, and having
no rooms regularly used for housing and sleeping rooms.
6.
Golf courses, except miniature golf
courses or practice driving tees operated for commercial purposes.
7.
Temporary buildings, the use of which
is incidental to construction or sale of lots during development being
conducted on the same or adjoining tracts or which shall be removed
after the completion of construction or upon expiration of two (2)
years from the time of erection, whichever is sooner.
8.
Accessory buildings and uses, including
private garages, guest houses, swimming pools, home barbecue grills,
and church bulletin boards, however all swimming pools, whether temporary
or permanent, shall be located in the required rear yard or setback.
Additionally, all such swimming pools shall be located at least ten
(10) feet from any secondary electrical lines.

C. Parking Regulations. Off-street parking spaces shall be provided in accordance with the requirements for specific uses set forth in Section
405.360.
D. Height Regulations. No building shall exceed two and one-half (2 1/2) stories, nor shall it exceed thirty-five (35) feet in height, except as provided in Chapter
405, Article
XII.
E. Area Regulations. Subject to the modifications
set out in this Chapter, any structure erected shall not be closer
to the specified lot lines than set out below:
1.
From the lot line facing the public
street, not less than twenty-five (25) feet.
2.
From the side lot line, not less
than seven (7) feet.
3.
From the rear lot line, not less
than twenty (20) feet.
4.
From a side lot facing a public street,
not less than twelve and one-half (12 1/2) feet.
F. Minimum Lot Area. A lot occupied by a single-family
dwelling shall contain not less than seven thousand two hundred (7,200)
square feet and shall not be less than sixty (60) feet in width. A
lot occupied by any other use allowed in the "R-1" Residential District
shall contain not less than twelve thousand (12,000) square feet and
shall not be less than ninety (90) feet in width.
