This district is intended to provide for the continued use and
development of commercial enterprises necessary to providing the Borough
and the surrounding area with essential services as well as to facilitate
apartment-type housing in close proximity to retail stores.

Off street parking and loading space and motor vehicle access shall be provided in accordance with the provisions of Article
VIII, Off-Street Parking, and Article
III, General Regulations, of this chapter.
Where a commercial or industrial use adjoins a residential district, a buffer yard of at least eight feet in depth shall be incorporated into the setback requirements identified in Article
IX for each zoning district. Buffer yards shall be planted and maintained in accordance with §
475-12 of this chapter. Screen planting shall be provided in accordance with §
475-13. A list of suggested plant selection for Lycoming County appears as Appendix 1 of this chapter.
No less than 10% of the lot area shall be covered with vegetative
material.
