The regulations set forth in this article for each district
shall be minimum regulations and shall apply uniformly to each class
or kind of structure or land, except as may be hereinafter provided.
A. No building, structure or land shall hereafter be used or occupied
and no building or structure or part thereof shall hereafter be erected,
constructed, reconstructed, moved or structurally altered except in
conformity with all of the regulations herein specified for the district
in which it is located. If a use, occupancy, erection, construction,
reconstruction, movement or alteration is not expressly provided for
in Appendix D as to the district in which such activity occurs or is
proposed, such activity shall be prohibited.
B. No building or other structure shall hereafter be erected or altered
to exceed the height or bulk; to accommodate or house a greater number
of persons or families; to occupy a greater percentage of lot area;
or to have narrower or smaller rear yards, front yards, side yards
or other open space than herein required or in any other manner to
be contrary to this chapter.
C. The commencement of any occupancy, erection, construction, reconstruction, movement, alteration or razing of any structure or for the changing of the grade of real estate or the placing of fill thereon shall require the issuance of a building permit, and the commencement of any use or activity shall require the issuance of a zoning permit, except as may be provided in §
135-87. No building or zoning permit shall be issued until and unless the proposed activity meets with full compliance with all ordinances, laws, regulations and statutes, including, but not limited to, Chapter
123 of the Scott Township Code of Ordinances, Subdivision and Land Development.

to each district are contained on the charts that follow, designated
as Appendix D.
