Intent. The purpose of the Agricultural District is to recognize and encourage active agricultural and related uses while allowing for selective business uses.
Regulations in District. The use, height and area regulations of this article and those regulations set forth elsewhere in this ordinance where applicable to these sections and general regulations are the regulations in the Agricultural District.
A building or land shall be used only for the following purposes:
1. 
Principal uses and buildings:
a) 
Single family residence.
b) 
Farm purposes.
c) 
Utility uses and structures.
d) 
Parks, playgrounds, picnic grounds, full size golf courses, tennis courts and other recreational uses.
e) 
Municipal uses.
2. 
Accessory uses and buildings. Use on the same lot with and customarily incidental to any permitted principal use or structure, including, but not limited to, private garages, sheds, greenhouses, swimming pools, tennis courts, home occupations, barns, private stables for use by lot owners only, farm markets.

Lot Size: five acre minimum.
2. 
Lot Coverage: 10% total impervious surface, all uses.
3. 
Lot Width and Frontage: 200 feet minimum, measured at building setback line.
4. 
Front Yard Setback: one-hundred-foot minimum except farm markets which shall have fifty foot minimum.
5. 
Side Yard Setback: seventy-five-foot minimum in the aggregate and one such yard not less than 30 feet.
6. 
Rear Yard Setback: 100 feet minimum all uses.
7. 
Height: Maximum 35 feet, principal and accessory.
1. 
Official highway route number signs, street name signs, official directional signs.
2. 
Signs advertising the sale or rental of premises provided:
a) 
That such signs shall not exceed six square feet.
b) 
That such signs shall be erected only on the premises to which they relate.
c) 
That signs bearing the words "sold or rented" shall be removed 30 days after being posted.
3. 
Signs for public utility substations shall be subject to individual Planning Board review and approval.
4. 
Signs advertising permitted home occupations having a maximum area of six square feet setback a minimum of five feet from the front property line. If illuminated, such lighting shall be shielded to prevent glare.
5. 
Signs advertising farm markets totaling no more than 32 square feet for each farm market. Such signs must be located on the same property as the farm market they advertise.

a) 
No portion of any fence or wall shall be more than six feet in height above finished grade in front, except that privacy fences shall be allowed provided they are limited to the rear and side line of the principal structure. Such fences shall not exceed eight feet maximum on side and back and shall be constructed of materials that are in architectural conformity with the principal building.
b) 
No fences or walls shall be placed within 15 feet of a street corner.
