The purpose of the BC Borough Commercial District is to provide a setting for a mix of residential commercial and institutional uses that preserve the historic character of the Borough core and to create conditions conducive to carrying out the broad purposes of this chapter as set forth in § 440-2, Purposes.
In BC Commercial Districts, the regulations contained in this article shall apply.
A. 
A building may be erected or used and a lot may be used or occupied for any of the following uses and no other in accordance with Article IV, Use Regulations:

B1 Single-Family Detached Dwelling.
(2) 
B2 Single-Family Detached Off-Center.
(3) 
B3 Twin.
(4) 
B4 Duplex.
(5) 
B8 Residential Conversion.
(6) 
C4 Library or Museum.
(7) 
C6 Community Center.
(8) 
C7 Day-Care Center.
(9) 
C9 Borough Services.
(10) 
D1 Office.
(11) 
D2 Medical Office.
(12) 
E1 Retail Shop.
(13) 
E2 Service Business.
(14) 
E3 Financial Establishment.
(15) 
E4 Sit-Down Restaurant.
(16) 
E7 Funeral Home or Mortuary.

E8 Motel, Hotel and Inn.

E9 Indoor Entertainment Facility.

H1G Repair Services and Other Home Occupations.

H4 Accessory Building Dwelling Unit.

H10 Bed-and-Breakfast.

H13 Drive-Through.
A building may be erected or used and a lot may be used or occupied for any of the following uses and no other in accordance with Article IV, Use Regulations, and the procedures set forth in § 440-147, Special exceptions:
A. 
E5 Fast-Food Restaurant.
B. 
H1E Family Day Care.
C. 
H4 Accessory Building Dwelling Unit.
D. 
H5 Nonresidential Accessory Building or Structure.
The following establishes the area and dimensional requirements for the Borough Core District except where greater or lesser requirements are established in Article IV, § 440-15; in which case the requirements of § 440-15 shall apply:
A. 
Lot area: 6,000 square feet minimum.
B. 
Lot width: 50 feet minimum.
C. 
Building area: 45%.
D. 
Front yard: 30 feet minimum.
E. 
Side yard: five feet minimum. If there is only one side yard as per a lot shown in Figure 9, it shall be 10 feet.
F. 
Rear yard: 30 feet minimum.
G. 
Height. Structures not designed for human occupancy are governed by Article V, § 440-43.
H. 
Density: four dwelling units per acre maximum.
I. 
Impervious surface: 90% maximum.
J. 
Floor area ratio: one.
In addition to the requirements of this article, a development proposed in this district shall comply with the applicable regulations contained in Article IV, Use Regulations, and Article V, Performance Standards. All utilities, including electric, telephone, cable television and similar type installations, shall be placed underground.
