In order to properly evaluate a prospective area for a subdivision,
a sketch plan shall be prepared, extending approximately 1/4 mile
around the proposed subdivision, and showing existing and proposed
streets and highways with names depicted, natural drainagecourses,
and similar major natural or man-made features within the proposed
subdivision. In addition, existing and proposed major use areas for
residential, commercial, industrial and public purposes shall be shown
on the map, as well as existing and proposed zone districts. The map
shall clearly identify property ownership, and both existing and proposed
property lines. A statement of the proposed use of lots stating the
anticipated effect of the development on traffic, fire hazards and
congestion of population shall be included with the sketch plan narrative.
A predesign meeting with the Town and subdivider shall take place to discuss project requirements and sketch plan. If the subdivider would like to proceed with the project, the Town shall provide a review fee estimate for the fees described in §
400-14, and a proposed timeline that is agreeable to both the Town and the subdivider.
