The purpose of this article is to provide for the regulation of traffic in the private condominium complex known as High Point at North Hills Condominium II (hereinafter referred to as "High Point II") pursuant to Vehicle and Traffic Law § 1640-a, in furtherance of a written request from the Board of Managers of High Point II, dated July 9, 2018. The regulations provided herein are to apply in and on the private streets, roadways, driveways and parking areas of the premises known as High Point II.
The following locations are designated as stop intersections:
Center Court, at the intersection exiting to The Crescent
Short Way, at the intersection exiting to The Crescent
The speed limit within High Point II shall be 15 miles per hour.
A. 
The parking of any vehicle in a manner which obstructs ingress or egress to or from a driveway or common parking area is prohibited.
B. 
The parking or standing of any vehicle within 10 feet of a fire hydrant is prohibited unless such vehicle is attended by a licensed driver or chauffeur who is seated in the front seat of the vehicle and who is able to move such vehicle immediately in the event of an emergency or if directed to do so by a police officer or other authorized person.
The Board of Managers of High Point II is hereby authorized to erect such signs as may be required for the control of traffic or parking as provided herein, provided such signs are of the type and style and are located in the same manner as would be required for such signs if erected by the Village of North Hills. In the event that said Board of Managers do not erect or install or maintain such signs as are required for the enforcement of this article, the Village of North Hills may do so at the expense of the said Board of Managers.
Any person who violates any provision of the traffic or parking regulations established by this article shall be guilty of a violation and shall be subject to a fine not to exceed $200 for each offense.
