A. 
Purpose. It is the intent of this article and this zoning district to provide for low-density, single-family detached housing within the areas of the Borough which are suitable for this purpose.
B. 
Regulations. Within the R-1 Residential District, a building may be erected, altered or used, and a lot or premises may be used when it is in conformance with the conditions of this chapter and the specific use, area and design regulations of this district.
A. 
Uses permitted by right. In an R-1 District, the following uses are permitted by right:
(1) 
Single-family detached dwelling.
(2) 
Municipal use.
(3) 
Accessory uses, provided that they are customarily incidental and subordinate to the uses permitted by right, condition and special exception.
(4) 
Home occupation, no-impact home-based.
(5) 
Forestry.
B. 
Uses permitted by special exception. In an R-1 District, the following uses are permitted by special exception, and are subject to Article XI of this chapter:
(1) 
Bed-and-breakfast inns.
(2) 
Cemetery.
(3) 
Day-care center.
(4) 
Family day care.
(5) 
Home occupations.
(6) 
Place of worship.
(7) 
School.
(8) 
Accessory use, provided that they are customarily incidental and subordinate to the uses permitted by right and special exception.
The following area and bulk regulations shall apply to uses permitted under the R-1 District:
A. 
Minimum regulations.
(1) 
Lot area: 8,000 square feet.
(2) 
Lot width: 40 feet (at street line); 80 feet (at building setback line).
(3) 
Front yard: 30 feet.
(4) 
Rear yard: 30 feet.
(5) 
Side yard: eight feet.
B. 
Maximum regulations.
(1) 
Building height: 35 feet.
(2) 
Impervious surface: 65%.
(3) 
Building coverage: 40%.
