A.
Purpose. It is the intent of this article and this zoning district
to provide an area to accommodate commercial uses to local and area
residents which will be accessible by vehicular traffic and to exclude
those uses which would be incompatible with this type of development.
B.
Regulations. Within the C-1 District, a building may be erected,
altered or used and a lot or premises may be used when it is in accordance
with the conditions of this chapter and the specific use area and
design regulations of this district.
A.
Uses permitted by right. In a C-1 district, the following uses are permitted by right, and are subject to Article XI of this chapter:
(1)
Automotive repair/service station.
(2)
Automotive sales and service.
(3)
Automotive accessories.
(4)
Car-washing facility.
(5)
Medical office.
(6)
Financial establishment.
(7)
Office.
(8)
Restaurant, excluding drive-through restaurants.
(9)
Repair shop.
(10)
Retail store.
(11)
Service business.
(12)
Veterinary office.
(13)
Tavern.
(14)
Accessory use, provided that they are customarily incidental
and subordinate to the uses permitted by right and special exception.
(15)
Forestry.
The following area and bulk regulations shall apply to uses
permitted under the C-1 District, unless specifically set forth herein:
