A. 
Purpose. It is the intent of this article and this zoning district is to provide an area to accommodate commercial uses to local and area residents which will be accessible by vehicular traffic and to exclude those uses which would be incompatible with this type of development.
B. 
Regulations. Within the C-2 District, a building may be erected, altered or used and a lot or premises may be used when it is in accordance with the conditions of this chapter and the specific use area and design regulations of this district.
A. 
Uses permitted by right. In the C-2 District, the following uses are permitted by right and are subject to Article XI of this chapter:
(1) 
Automotive accessories.
(2) 
Automotive repair/service station.
(3) 
Convenience store.
(4) 
Retail rental business.
(5) 
Restaurant, excluding drive-through restaurants.
(6) 
Accessory use, provided that they are customarily incidental and subordinate to the uses permitted by right and special exception.
(7) 
Forestry.
B. 
Uses permitted by special exception. In a C-2 District, the following uses are permitted by special exception, and are subject to Article XI of this chapter:
(1) 
Adult commercial businesses.
(2) 
Antennas and antenna support structures.
(3) 
Drive-through restaurants.
(4) 
Emergency services.
(5) 
Hotel/motel.
(6) 
Private club.
(7) 
Municipal use.
(8) 
Shopping center.
(9) 
Billboards.

The following area and bulk regulations shall apply to uses permitted under the C-2 District, unless specifically set forth herein:
A. 
Minimum regulations.
(1) 
Lot area: 10,000 square feet.
(2) 
Lot width: 100 feet.
(3) 
Front yard (exclusive of parking area): 25 feet.
(4) 
Rear yard (exclusive of parking area): 25 feet.
(5) 
Side yard (exclusive of parking area) (one side): 10 feet.
(6) 
Lot depth: 90 feet.
(7) 
Building spacing: 22 feet.
B. 
Maximum regulations.
(1) 
Building height: 35 feet.
(2) 
Building coverage: 40%.
(3) 
Impervious surface: 75%.
