A. 
Whereas, the Act 110 of the Public Acts of Michigan of 2006, as amended, being the Michigan Zoning Enabling Act,[1] empowers the Township to enact, establish, administer and enforce a zoning ordinance;

B. 
Whereas, the legislative body of Three Oaks Township deems it necessary, for the purpose of promoting the public health, safety, and general welfare of the Township, to enact such an ordinance;
C. 
Whereas, the Township pursuant to the provisions of Act 33 of the Public Acts of Michigan of 2008, the Michigan Planning Enabling Act (MCLA § 125.3801 et seq.), as amended, has appointed and created a Township Planning Commission to recommend the boundaries of the various districts and appropriate regulations to be enforced therein;

D. 
Whereas, the Township Planning Commission has and will divide the Township into districts and has prepared regulations pertaining to such districts in accordance with a master plan designed to lessen congestion in the streets, secure safety from fire, panic and other potential dangers; promote health, safety and the general welfare; provide adequate light and air; prevent overcrowding of land; avoid undue concentrations of population; facilitate adequate provision for transportation, water, sewerage disposal, schools, parks and other public improvements;
E. 
Whereas, the Township Planning Commission has given full and reasonable consideration to the character of the districts and their peculiar suitability for particular uses, with a view to conserving the value of buildings and encouraging the most appropriate use of land throughout the municipality;
F. 
Whereas, the Township Planning Commission has given due public notice of a hearing related to this comprehensive amendment and has held such public hearing as required by law;
G. 
Whereas, the Township Planning Commission has submitted its report to Township Board; and
H. 
Whereas, all requirements of the Michigan Zoning Enabling Act with regard to the review and approval of this chapter have been met.
