For the purpose of this chapter, all of the unincorporated area
of within the Township shall be divided into the following zoning
districts:

The Zoning Map is the final authority as the current status
of the land and water areas, buildings and other structures within
the unincorporated portion of Township, regardless of the existence
of purported copies of the Zoning Map which may from time to time
be published.
If uncertainty as to the boundary of any district shown on the
Zoning Map, the Board of Appeals shall determine the location of such
boundaries according to the following standards for interpretation
of district boundaries established in this chapter:
A. A boundary indicated as approximately following the center line of
a highway, street, alley or easement shall be construed as following
such line.
B. A boundary indicated as approximately following a recorded parcel
line or a property line shall be construed as following such line.
C. A boundary indicated as approximately following the corporate boundary
line of the Township shall be construed as following such line.
D. A boundary indicated as following a railroad line shall be construed
as being the center line of the railroad right-of-way.
E. A boundary indicated as following a shoreline shall be construed
as following such shoreline and in the event of change in a shoreline
shall be construed as following the actual shoreline.
F. A boundary indicated as following the center line of a water body
shall be construed as following such center line at the time of interpretation.
G. A boundary indicated as parallel to, or an extension of, a feature indicated in Subsections
A through
F above shall be so construed.
H. A distance not specifically indicated on the Official Zoning Map
shall be determined by the scale of the map.
The following tables are provided for expeditious reference
of the basic standards of this chapter. However, they should not be
substituted for careful reference to the specific language of the
text.
A. Table 3.07, 1: Table of Uses, summarizes the applicable regulatory standards for the
land uses governed under this chapter. In the event of a discrepancy
between the table and the text of the chapter, the text shall prevail.
B. Table 3.07, 2: Dimensional Standards, provides an overview of the dimensional requirements of
this chapter. In the event of a discrepancy between the table and
the text of the chapter, the text shall prevail.
