A.
The AO-IN Adult Overlay of the Industrial District is intended to address the purpose and findings set forth in § 280-81 of this chapter.
B.
The AO-IN Adult Overlay of the Industrial District may be overlaid upon any part or all of any Industrial District established pursuant to this chapter which is found to be appropriate for such treatment, pursuant to the procedure for amendment of the Zoning Map in accordance with Article XIV, Amendments, of this chapter.
The AO-IN Adult Overlay of the Industrial District shall be
mapped upon the Zoning Map only in conjunction with the underlying
IN Industrial District. Any lot in the AO-IN Adult Overlay of the
Industrial District may continue to be used in accordance with the
regulations applicable in the underlying district in the same manner
as though the AO-IN Adult Overlay of the Industrial District did not
exist.
The conversion of all or a portion of any structure for only the following uses is permitted as of right in the AO-IN Adult Overlay of the Industrial District. The initial conversion, however, is subject to site plan approval in accordance with the provisions of Article VI of this chapter:
Area, yard, coverage and height, supplementary regulations and site plan approval requirements for the AO-IN Adult Overlay of the Industrial District are the same as required in the IN Industrial District as set forth in § 280-21 of this chapter.
