The PR-3, or Medium-Density Residential Zoning District, occurs in areas of the Township designated in the Pinelands Comprehensive Management Plan as regional growth areas. This district is intended primarily for residential development at a maximum permitted density of two and a half (2.5) dwelling units per acre. Development at this density will require a public sewer system.

Within the PR-3 District, land may be used and buildings or structures may be used, altered or erected for the following uses:
A. 
Single-family detached and attached dwelling units and duplexes at a density of no greater than 2.5 dwelling units per acre. In accordance with § 296-67.1, Pinelands Development Credits shall be acquired and redeemed for 25% of all residential units within a proposed development.

B. 
Clustered residential dwelling units on individual lots no less than 6,000 square feet in size, provided that the total number of dwelling units developed on a particular parcel does not exceed a maximum density of 2.5 dwelling units per acre. The remainder of the parcel not assigned to individual residential lots shall be permanently dedicated through recordation of a restriction on the deed to the parcel as open space with no further development permitted. Recreational amenities may be permitted on the deed restricted lands insofar as they are consistent with the types of recreational amenities which could have been developed as accessory uses on the residential lots, absent clustering. In accordance with § 296-67.1, Pinelands Development Credits shall be acquired and redeemed for 25% of all residential units within a proposed development.

Recreation facilities, low-intensive or intensive.
D. 
Public facilities.
E. 
Public service infrastructure.
F. 
Institutional uses.
G. 
Accessory uses incidental to any of the foregoing uses.

A. 
Residential dwelling units proposed for development within the PR-3 District shall be subject to the area, yard and bulk requirements listed in Schedule 2, Area, Yard and Bulk Requirements for Residential Uses, found as an attachment to this chapter.
B. 
Nonresidential uses proposed for development within the PR-3 District shall be subject to the requirements listed in Schedule 3, Area, Yard and Bulk Requirements for Nonresidential Uses, found as an attachment to this chapter.
C. 
Side- and rear-yard setbacks shall be fifteen (15) feet for any residential accessory structure exceeding 400 square feet in total area.

All development proposed within the PR-3 District shall conform with all applicable standards under Article XV of this chapter.
