The PC-1, or Minor Commercial Zoning District, occurs at selected
locations in those areas of the township designated in the Pinelands
Comprehensive Management Plan as regional growth areas. These locations
are adjacent to a public road or intersection of roads where retail
or convenience shopping facilities would be suitable. Minor commercial
uses are designed to meet the convenience shopping and service needs
of the nearby population.
With the PC-1 District, land may be used and buildings or structures
may be used, altered or erected for the following uses:
A.
Retail or personal service establishments, including, though not
necessarily limited to, the following:
(1)
Automobile dealerships.
(2)
Appliance sales and repair shops.
(3)
Banks and other fiduciary institutions.
(4)
Bakeries.
(5)
Barbershops and beauty parlors.
(6)
Clothing stores.
(7)
Dry cleaners and laundries.
(8)
Dry goods and variety stores.
(9)
Drugstores.
(10)
Florists.
(11)
Furniture stores.
(12)
Garden supply stores.
(13)
Grocery and food stores.
(14)
Hardware stores.
(15)
Lumber and building supply stores.
(16)
Pet stores.
(17)
Photographic supply sales and services.
(18)
Restaurants, including fast-food drive-ins and restaurant establishments
where alcoholic beverages are sold or consumed.

Stationery and office supply stores.
(20)
Shoe sales and repair services.
(21)
Office buildings.

C.
Public service infrastructure.
D.
Accessory uses incidental to any of the foregoing uses, such as incidental
storage facilities, required off-street parking, loading and unloading
facilities.

Alternative
treatment center dispensaries, vertical alternative treatment center
facilities (dispensary/cultivation and manufacturing) and stand-alone
cultivation, manufacturing and/or testing facilities, as authorized
by Ordinance No. 2019-024.

A.
Within the PC-1 District, area, yard and bulk requirements shall meet those requirements listed under Schedule 3, Area, Yard and Bulk Requirements for Nonresidential Uses, found as an attachment to this chapter.

Floor area ratio (FAR): 0.15.

A.
All parking shall be located to the rear of any office buildings
on any lot, except if environmental constraints and lot configuration
otherwise require parking in the front- and side-yards to meet the
minimum parking requirements for the proposed use.

B.
All loading areas shall be screened to limit visibility.
All development proposed within the PC-1 District shall conform with all applicable standards under Article XV of this chapter.
