a.
For the purpose of promoting the public health, safety, morals and
general welfare and to assume the most appropriate use of the land,
the Borough of Rockleigh is hereby divided into the following eight
classes of zones:
A Zone: Residential
B Zone: Commercial
C Zone: Light Industry
T Zone: Transition
H Zone: Historic
HF Zone: Historic Fringe Area
P Zone: Public
AH Zone: Animal Husbandry Commercial
b.
The H Zone, Historic District; HF Zone, Historic Fringe Area; and
AH Zone, Animal Husbandry Commercial Zone shall be overlay districts
to the A Zone, Residential.

Such zones or districts shall have the boundaries and areas
as shown on a map entitled, "Zoning Map - 2013, Rockleigh Borough,
Planning Board, Bergen County, New Jersey" dated December 2013 and
prepared by Neglia Engineering Associates.
The Zoning Map is included as an attachment to this chapter.
a.
The Zoning Map - 1977 as revised through 1990 of the Borough of Rockleigh
adopted by Ordinance No. 12-76-1 is hereby amended to change the zone
designation of Block 10.01, Lot 2 and the easterly portion of Block
11, Lot 1 from the A Residential Zone District to the C Light Industry
Zone District which amendment is set forth on the proposed Zoning
Map attached hereto and made a part hereof and in the attached Metes
and Bounds Description made a part hereof by reference.

b.
The Planning Board has reviewed the 1991 Zoning Map and has advised
that all properties east of Piermont Road are in the Historic Zone
District except for one, namely, Tax Lot 5 in Block 202 which is in
the Historic Fringe Area Zone and the Planning Board has recommended
that all properties east of Piermont Road should be in the Historic
Zone including Tax Lot 5 in Block 202. The 1991 Zoning Map is hereby
amended to provide that Tax Lot 5 in Block 202 shall be in the Historic
Zone.

c.
The ARH Zone is hereby eliminated and shall henceforth be part of
the newly created T, Transition Zone created herein.
There is hereby created a T Transition Zone which zone shall
be composed of the following properties: Block 102, Lots 14, 15, 16.
Except as amended in Ordinance No. 2009-14 introduced simultaneously
with this Ordinance No. 2009-13, all zoning regulations previously
applicable to the BT Zone and the ARH Zone shall apply to the T Zone.[1]

The 2009 Zoning Map of the Borough of Rockleigh be and is hereby
amended so as to provide that Block 102, Lot 19 heretofore in the
PD Public Developed Zone shall be rezoned to the C Light Industrial
Zone.[3]

f.
AH Zone boundary. The boundary of the AH Zone is hereby established
as shown on the map accompanying this chapter and made a part hereof
and entitled "Zoning Map - December 2013, Rockleigh Borough, Planning
Board, Bergen County, New Jersey" prepared by Neglia Engineering Associates
and shall be that area of the Borough of Rockleigh contained by Piermont
Road, Willow Avenue and Rockleigh Road to the center lines thereof.

g.
Revision of C Zone Boundary. The boundary of the C Zone as shown
on the "Zoning Map - December 2013, Rockleigh Borough, Planning Board,
Bergen County, New Jersey" prepared by Neglia Engineering Associates,
is hereby amended so as to provide that Block 102, Lots 3 and 4 heretofore
in the HF Historic Fringe District, shall be rezoned to C Zone -Light
Industry.

The boundaries of these zones are hereby established as shown
on the Zone Map. These zone boundary lines are intended to follow
property lines as they existed at the time of the passage of this
chapter and as shown on the then existing assessment map, or the centerlines
of streets wherever so shown as boundaries.

limitations and restrictions hereinafter set forth, may be changed,
modified or altered in the manner provided by N.J.S.A. 40:55D-1 et
seq. now in effect or which may hereafter be revised, amended, supplemented
or enacted.
