For the purposes of this chapter, the Township of Maurice River
is divided into the following zone districts:
A. Within the Pinelands Area of the Township:

District regulations as set forth in the Maurice River Township Schedules of District Regulations are hereby adopted by reference and declared to be part of this chapter. Supplementary district regulations relating to special uses or activities and specific or conditional uses are contained in Articles
35-8 and
35-9 of this chapter and titled: "Supplementary District Regulations" and "Specific Use Standards and Regulations," respectively.
The boundaries of all zone districts shall be shown on the Zoning
Map of the Township of Maurice River, dated March 15, 2000, as amended;
and the River Conservation District Map, dated March 15, 2000, as
amended, which together with all explanatory matter shown thereon,
are hereby adopted by reference and declared to be a part of this
chapter. The originals of said maps shall be maintained by the Township
Land Use Board and all changes in zone districts thereon shown shall
be entered upon such maps upon enactment, after which it not be necessary
to refer to such changes by metes and bounds.
All PB Pinelands Business Zoning Districts shown along the east
side of Route 347 on the Zoning Map are subject to review and approval
by the Pinelands Commission and shall not be deemed established until
the Pinelands Commission approval is granted accordingly.
Where uncertainty exists as to the exact location of any boundaries
shown on said Zoning Map, the following rules shall apply:
A. Zone boundary lines are intended to follow the centerline of streets,
or railroad rights-of-way, or streams and lot property lines as they
exist on plats of record or the Township Tax Maps at the time of passage
of this chapter unless such zone boundary lines are fixed by dimensions
as shown on the Zoning Map.
B. Where such boundaries are not fixed by dimensions and where they
approximately follow lot lines and where they do not scale more than
ten (10) feet distant there from, such lot lines shall be construed
to be such boundaries unless specifically shown otherwise.
C. Where a zone district boundary divides a lot or plot of ground and
actual dimensions are not shown, the location of such boundary shall
be determined by measurement according to the scale of the map.
D. Where physical or cultural features existing on the ground are at
variance with those shown on the official zoning map or in other circumstances
not covered by other subsection herein above, the Land Use Board shall
interpret the district boundaries.
District regulations as set forth in the Township Schedule of
District Regulations are hereby adopted by reference and declared
to be a part of this chapter.
All zones as set forth in this Section and as shown on the Zoning
Map and delineated on the Schedules of District Regulations are consistent
with the provisions of the Pinelands Comprehensive Management Plan.

A. The Zoning Map as adopted and established in Section
35-5.3 herein is hereby amended to include the following zoning districts' boundaries revisions:
1. Lot 1 of Block 115 as shown on Sheet 7 of the Tax Maps of Maurice
River Township are to be rezoned from C Conservation Zoning District
to VHB Village Highway Business Zoning District, which VHB Zoning
District is currently shown on the Zoning Map as adjoining said lot.
2. Lots 20 and 21 of Block 252 as shown on Sheet 26 of the Tax Maps
of Maurice River Township are to be rezoned from VC Village Center
Zoning District to VLI Village Light Industrial Zoning District, which
VLI Village Industrial Zoning District is currently shown as adjoining
said lots.
3. Lots 11, 12, 41, 42, 43 and 44 of Block 261 as shown on Sheet 31
of the Tax Maps of Maurice River Township are to be rezoned from PVHB
Pinelands Village Highway Business Zoning District to PRDA-R Pinelands
Rural Development Area — Residential Zoning District, which
PRDA-R Zoning District is currently shown on the Zoning Map as adjoining
said lots.
4. The existing PVC-3 Pinelands Village Center 3 Zoning District shown
along Route 47, south of Hunters Mill Road and north of Carlisle Place
Road shall have its northeast boundary changed to follow the lot lines
of Lot 7.01 of Block 260 as shown on Sheet 31 of the Tax Maps of Maurice
River Township and thereby removing that portion of Lot 2 of said
Block 260 from the PVC-3 Pinelands Village Center Zoning District
as currently shown on the Tax Map. Said portion of Lot 2 of Block
260 being removed from the PVC-3 Zoning District shall be rezoned
as PB Pinelands Business Zoning District, which PB Zoning District
is currently shown on the Zoning Map as adjoining the existing PVC-3
Zoning District hereby having its northeast boundary rezoned.
5. Block 117, Lot 18 and that portion of Lot 22 currently zoned as PVC-5
Pinelands Village Center Zoning District is hereby rezoned to PMH
Pinelands Mobile Home Zoning District.
6. Lots 57 through 64 of Block 218 are hereby rezoned to VC Village
Center Zoning District.
7. Block 247, Lot 23 through 25 and that portion of Lot 22 lying northeast
of a line beginning at the northeast corner of Lot 20 and running
1,000 feet equidistant from State Highway 347 to the southwest line
of Lot 23, are hereby rezoned as PRDA-C Pinelands Rural Development
Area-Conservation.
8. Block 252, Lot 1 is hereby rezoned to VLI Village Light Industrial
Zoning District.
9. All of Block 263 not zoned as PPHB Pinelands Planned Highway Business District as per Section
35-5.7B(2) is hereby rezoned to PC Pinelands Conservation Zoning District.
10. Lot 10.03 of Block 294 is hereby rezoned as C Conservation Zoning
District.
11. Lots 1 and 1.01 through 1.04 of Block 296 are hereby rezoned VB Village
Business Zoning District.
12. Lots 35 and 36 of Block 316 are hereby rezoned VC Village Center
Zoning District.
13. All of Lots 98.02 and 98.05 of Block 291 are hereby rezoned to be
entirely within the PMH Pinelands Mobile Home Zoning District.
14. Block 322, Lots 38 through 42 and that portion of Lot 43 northeast
of a line running northwest from the southwest corner of Lot 42 to
the northwest line of Lot 43 approximately 350 feet northeast of the
southeast corner of Lot 43 is hereby rezoned as VB Village Business
Zoning District.
15. The following lands comprising Block 311, Lots 69 through 74, Lots
78 through 81, that portion of Lot 77 located southeast of Riggins
Ditch, Lots 91 through 98, Lots 99 and 100.04, and those portions
of Lots 100, 100.01, 105 and 110 located east of the VC Village Center
Zoning District boundary line as shown on the current Zoning Map,
all of which said lands are currently shown as being within the C-15
Conservation Zoning District are hereby rezoned to the C Conservation
Zoning District.
All of these corrections, subsection 6 through 15, are in keeping
with the last reexamination of the Master Plan and are consistent
with the intended zoning for these lands in accordance with that reexamination.
B. The Zoning Map of the Township of Maurice River is hereby amended
accordingly and the Township Engineer is authorized to make the appropriate
revisions thereon to said Zoning Map to add the following new zoning
district areas:
1. The east side of Route 347 is to be zoned to show the following:
a. A PB Pinelands Business Zoning District on all of Lot 20 and the
front portion of Lot 22 of Block 247;
2. Two (2) separate PPHB Pinelands Planned Highway Business zoning districts
to include:
a. A 242 acre parcel located on Block 263, Lot 53 of Tax Map Sheet 32,
just slightly south of the intersection of Hunter's Mill Road and
Route 347 with frontage on Route 347; and
b. All of Lots 1, 2 and 20 of Block 293 as shown on Tax Sheet 35 located
on the southeast corner of Route 347 and the Leesburg-Belleplain Road
and encompassing approximately 58 acres.
