a. The location and boundaries of said districts are hereby established on the Zoning Map of the Township of Fairfield prepared by Burgis Associates dated August 1999, revised March 13, 2001, which hereby is made a part of Chapter
45.
b. Amendments.
1. Ordinance No. 2011-21. Zoning Map is amended to include a reference
to the map entitled "Floodplain Overlay District" dated August 23,
2011 prepared by Burgis Associates.
2. Ordinance No. 2015-07. Zoning Map shall be and is hereby amended
and supplemented by the addition of the Multifamily Dwelling Overlay
Zone, incorporating the following properties into said overlay zone:

5. Ordinance No. 2016-11. The Zoning Map is hereby amended to include
the following new zone.
New Dutch Lane Redevelopment Zone NDLR: Block 1501, Lot 1.

6. Ordinance No. 2017-02. The Zoning Map is hereby amended to include
the following properties within the MUO-1 Mixed Use Overlay Zone.
The underlying HD Zone shall remain in effect; the overlay zones are
supplemental to the underlying zones.
7. Ordinance No. 2017-05. The Zoning Map is hereby amended to include
the following two zoning overlays. The underlying zones shall still
be in effect; the overlay zones are supplemental to the underlying
zones.
Fairfield Road MUO-1 Mixed Use Overlay: Block 1001 Lots 8-10;
Block 1102 Lots 10-12 and 1.01 Block 1107 Lots 12-16 and Block 2703
Lots 5, 9, 10, 11, 12, 22, 23, 24, 25, 26 and 27; Block 3302.
Carlos Drive RZO-1 Residential Zone Overlay: Block 2301 Lots
2.01-2.03, Block 2302 Lots 4-6 and the following properties along
Fairfield Court Block 2703 Lots 13-21.

8. Ordinance No. 2017-06. The Zoning Map is hereby amended to include
the following additional properties within the MUO-1 Overlay Zone
as follows. The underlying zones shall still be in effect; the overlay
zones are supplemental to the underlying zones.
Fairfield Road MUO-1 Mixed Use Overlay: Block 2703 Lots 6, 7,
8 and 28; Block 3302 Lots 1 through 10.

9. Ordinance No. 2017-19. Zoning Map is hereby amended to rezone a portion
of Block 7001, Lot 1 from R1 to RZO-1 indicated as follows:
Beginning with that portion of Block 7001, Lot 1 as it fronts
on the southwesterly most corner of the Carlos Drive right of way,
and extending from that point in a southerly direction to Block 2302,
Lot 6 thereby encompassing the entire lot width of Block 7001, lot
1 and travelling a distance of 561 feet in a westerly direction terminating
at the southeasterly most corner of Block 2301, Lot 2.03.

10. Ordinance No. 2019-03. The Zoning Map is hereby amended to include
the following parcel within the Residential Zone Overlay (RZO). The
underlying L-1 and CO Zones shall remain in effect; the overlay zones
are supplemental to the underlying zones.

a. Zone boundary lines are intended to follow the center line of streets,
streams and lot or property lines as they exist on plats of record
at the time of the passage of this chapter, unless such zone boundary
lines are fixed by dimensions as shown on the Zoning Map. Where dimensions
are shown, same are measured from the nearest abutting street line.
b. Where such boundaries are not fixed by dimensions and where they
approximately follow lot lines and where they do not scale more than
10 feet distant therefrom, such lot lines shall be construed to be
such boundaries unless specifically shown otherwise.
c. In unsubdivided land and where a zone boundary divides a lot, the
location of such boundary, unless the same is indicated by dimensions
shown on the map, shall be determined by the use of the scale appearing
thereon.
