A. 
Lot regularity. No lot shall be created so as to be so irregularly shaped or extended that it has a "shape factor" in excess of (32), except that a lot may exceed the required "shape factor" if a contiguous portion of the lot meets the minimum lot area requirement and does not exceed the required "shape factor." The shape factor equals the square of the lot perimeter divided by the lot area.

B. 
Frontage. Frontage shall be measured at the street line from side lot line to side lot line; except on a curve, where the frontage shall be measured from side lot line to side lot line along the curve. Frontage must provide access to the lot from the right-of-way counted for frontage unless otherwise approved by the Planning Board on a definitive plan submitted in accord with MGL c. 41, §§ 81K through 81GG or approved by the Planning Board in the same manner as a definitive plan.
C. 
Street line. In any district, no building shall be erected, reconstructed or placed less than the minimum front setback as determined by § 50-8.1, Table of Dimensional Requirements, unless it is determined by the Zoning Enforcement Officer that the line of houses on the street existing at the time this bylaw is adopted is less than the required setback from the street line, in which case the erected, reconstructed or placed building shall extend no further into the required setback than the adjacent building(s).

No minimum setback or other open space required for a building by this bylaw shall, during the existence of such a building, be occupied by or counted as open space for another building.
No structure shall be erected within a 400-foot radius of the center line of the drill hole of any Town-owned well used for public water supply.
A. 
No lot shall be reduced in size so as to not conform to this bylaw unless authorized by a variance from the Zoning Board of Appeals.
B. 
No legally nonconforming lot shall be further reduced in size unless authorized by a variance from the Zoning Board of Appeals.
Not more than one building designed or available for use for dwelling purposes shall be erected or placed or converted to use on any lot in a subdivision, or elsewhere in the Town, without the consent of the Planning Board, and such consent shall be conditional upon the providing of adequate ways furnishing access to each site for such building, in the same manner as otherwise required for lots within a subdivision.
