Prior to submitting a sketch plan, applicants are encouraged to informally discuss their proposal with the Zoning Officer and/or other appropriate Township staff.

A sketch plan submission shall include two copies of the application form, 15 prints, and an electronic submission of the plan. Submission shall be made to the Administrator by the submission deadline. Submission must be by delivery in person or by certified mail. A dated and signed receipt card shall be returned to the Administrator.
In order to obtain a meaningful review, the plan shall contain the following:
A.
Tentative name of the project.
B.
Name and address of the record owner and/or equitable owner and the applicant.
C.
Name and address of person responsible for the preparation of the plan and the date of preparation.
D.
Suggested plan requirements, including:

Boundary line of entire development with metes and bounds. Names of landowners of contiguous properties and/or developments.
F.
Streets and roads on and adjacent to the site.
G.
Significant physical features within 200 feet of and within the site, including properties across roadways. This includes, but is not limited to:
I.
Proposed lot and street layout with area of each lot labeled, for the entire tract.
J.
North arrow. (See Preliminary Plan Requirements Checklist, Section C.10.[1])

K.
Plan should be of standard size and scale selected to clearly show the layout in sufficient detail for easy reading. Refer to plan sheet size, scale and lettering size requirements of Article V, Preliminary Plans for Subdivisions and Land Developments.
L.
A location map should be included showing the general vicinity of the project in relation to nearby streets and villages.
M.
Proposed locations of any nonresidential buildings and nature of proposed nonresidential uses.
N.
Location of 100-year floodplain. Location of wetlands.
O.
Names of any adjacent nonresidential uses and any zoning district boundaries within 1,000 feet of the proposed development.
P.
Note stating the proposed methods of providing water and sanitary sewerage service and the nearest existing facilities.
Q.
Proposed recreational areas.
R.
Landowner's authorization for Planning Commission representatives and Township staff to enter the land.
S.
Existing and proposed rights-of-way, utilities and easements, within the plan area.
A.
No official action shall be taken on a sketch plan. Neither the Township nor the applicant shall be bound by comments made or not made as part of a sketch plan review.
B.
The Township staff may review the sketch plan and report their findings to the Planning Commission and/or Supervisors at their review meeting.
C.
The sketch plan will be reviewed by the Planning Commission and the Supervisors at their regularly scheduled meetings. Minutes of these meetings will be supplied to the applicant.
D.
Attendance by the applicant and/or his/her representative at the meeting when the plan is to be reviewed is required.
