The developer shall observe the requirements and principles
of site plan approval set forth in this article in the design of each
site plan or portion thereof.
The site plan shall be consistent in layout or arrangement with the requirements of the Zoning Ordinance, Chapter
92 of the Code.
The site plan shall provide for adequate water supply systems
to meet the requirements of the Borough Engineer, the Borough of Bloomingdale
Board of Health and the water purveyor.
The proposed development shall have no adverse effect on existing municipal utilities. Should additional or improved municipal utilities be required to prevent such adverse effect, the Planning Board or Board of Adjustment shall forward its recommendation regarding installation of the necessary improvements to the Borough Council and shall not issue final site plan approval until the applicant has entered into agreement with the Borough Council regarding installation of or payment for its proportionate share of such improvements as prescribed within Article
IV herein.
Provision shall be made for the indoor or enclosed storage of
garbage and refuse.
Outside storage, when permitted, shall only be permitted in
areas approved by the Planning Board or Board of Adjustment. Such
areas shall be, as nearly as may be practicable, shielded from public
view and protected by adequate fencing and screening.
Retaining walls shall be designed and constructed to meet the
requirements of the Borough Engineer.
Sanitary sewerage facilities shall conform to the requirements
set forth in the Borough ordinances and the prevailing New Jersey
regulations and shall meet the requirements of the Board of Health,
Borough Engineer and Superintendent of Public Works.
