The boundaries of these zoning districts are established on
the map entitled "Woodstown Borough Zoning Map," dated June 2000 and
may be subsequently amended. Said map and all notations, references
and dates pertaining to zoning districts shown thereon are hereby
incorporated by reference into this Part 3 and shall be as much a
part of this Part 3 as if they were fully described herein. (The Zoning
Map may be found on file in the Borough offices.)

A. Ordinance No. 2008-1. Amend the zoning map of the Borough of Woodstown
as follows and as shown on the Zoning Map prepared by Bach Associations
and dated January 22, 2008 and explained in detail in the 2008 Master
Plan Reexamination Report:

Combine the areas of the R6 and R7 districts into one larger
R6 area north of Elm Street.
(2)
Add the Conservation Residential Zoning District on the north
and south side of the Salem River.
(3)
Add a new Inclusionary Residential IR zoning district.
(4)
Show the locations of the adopted Redevelopment Areas.
(5)
Revise the zone boundary between the R2 and R5 zones in the
southwest quadrant of the Borough so that lots are not split between
two zones.
(6)
Revise the zoning of Woodstown Sewerage Authority's lands to
be entirely within the CONS district (block 40, lot 44).
B. Ordinance No. 2008-2. Amend the Woodstown Borough zoning map to indicate
the location of the Residential Inclusionary Zoning District on block
50, lot 6 as prepared by Bach Associates, PC and dated August, 2007.
Where uncertainty exists as to the exact location of any boundary
shown on said Zoning Map, the following rules shall apply:
A. Zoning boundary lines are intended to follow the center lines of
streets, railroad rights-of-way, scaled distances or stream channels
and other natural features where possible. Where zoning boundaries
do not follow such features, they shall be determined either by the
dimensions shown on the map or by use of the graphic scale shown thereon.
B. Where boundary lines are not fixed by dimensions, lot lines shall
be construed to be the boundary lines.
C. Where physical or cultural features existing on the ground are at variance with those shown on the Official Zoning Map or in other circumstances not covered by Subsections
A and
B above, the Zoning Officer shall interpret district boundaries.

The zoning district categories, locations and regulations have
been based upon the factual findings and analysis established in the
land use element of the Woodstown Borough Comprehensive Plan (July
1983) and any supplements or revisions thereto.
A. CONS Conservation District. The Conservation District is basically
a linear district which follows the alignments of Chestnut Run and
Salem Creek.
B. R1 Residential District. The R1 Residential District is located along
the western edge of the borough, east of U.S. Route No. 40.
C. R2 Residential District. The R2 Residential District has been delineated
to include the developed area in the southern portion of the borough.
D. R3 Residential District. The R3 Residential District encompasses
the older, more densely developed central portion of the borough.
E. R4 Residential District. The R4 Residential District includes the
Woodstown Manor development along Lee and Grant Streets, which contains
a significant concentration of duplex units in an established neighborhood.
F. R5 Residential District. The R5 Residential District surrounds the
R4 District and includes most of the remaining residential areas in
the northern portion of Woodstown Borough. It also includes some undeveloped
ground in the southern extreme of the borough adjacent to the R2 and
C1 Districts.
G. R6 Residential District. The R6 Residential District includes some
developed areas and some undeveloped areas in the northeast portion
of the borough and includes lands formerly within the R7 District,
which are developed with single-family homes.

H. LC Limited Commercial District. The LC Limited Commercial District
contains portions of East and West Avenues on either side of the C1
District.

I. C1 Commercial District. The C1 Commercial District contains the existing
business district in the center of the borough along North and South
Main Street and East and West Avenues.

J. C2 Commercial District. The C2 Commercial District is located along
U.S. Route No. 40 on the extreme western edge of the borough and along
the southerly edge of U.S. Route No. 40 (East Avenue) in the area
of the railroad tracks.

K. C3 Commercial District. The C3 Commercial District is located in
the area comprising the intersection of South Main Street and Bailey
Street. C3 is also located along the southwesterly side of Bailey
Street at the intersection of Old Salem Road to the borough line.

L. SI Supply Industrial District. The SI Industrial District is located
along the Conrail Branch Line to the north of East Avenue.

M. LI Light Industrial District. The LI Industrial District is located
at the extreme northern portion of the borough.

N. IR Inclusionary Residential District. The IR District has been established
to assist the borough in complying with its affordable housing obligations.
It is applied to block 50, lot 6 on the south side of South Main Street.

O. CR Conservation Residential District. The CR Residential District
is an environmentally sensitive area on the north and south side of
the Salem River, bound by South Main Street to the west and south,
East Millbrook Avenue to the north, and the borough limits to the
east.
P. The HD
District is located on each side of North Main Street between Bowen
Avenue and Elm Street/Auburn Road as shown on the Zoning Map. In addition,
the HD District shall include the following properties:
