The general requirements affecting the use of buildings and structures and land use for each of the zoning districts established by Article III are hereby established and set forth by this article.
A.
Columns. The first three columns (A-C) from the left constitute the
Use portion of the Table of Use and Bulk Requirements.
B.
Permitted, conditional and accessory uses. In the Table of Use and
Bulk Requirements, all principle uses listed in Column A are permitted
by right and subject to the bulk and supplemental requirements as
applicable. All uses listed in Column B are permitted only on approval
of the Planning Board and are conditioned to special requirements
that may be imposed to ensure compatibility with neighboring uses.
All uses listed in Column C are accessory to principal uses (whether
permitted by right or by special condition) and are permitted only
in conjunction with the principal use identified in Column A.
C.
Reference to bulk requirements. The uses identified in Columns A
and B are followed by Columns D to L, in which the bulk requirements
appear. Accessory uses do not have respective bulk requirements, and
the requirements pertaining to the principal use shall apply.
D.
Prohibited uses. Any use not identified in the Table of Use and Bulk
Requirements shall be deemed prohibited.
E.
Generic descriptions. Where conditional uses are identified by generic
word or description, the Planning Board shall determine whether a
specific use shall be construed to be part of such generic class.
In making such determination, the Planning Board shall consider to
what extent the proposed use is similar to the class of use indicated
in the Use Table.
