Residential. Consist of, but are not limited to, all single-family and multifamily homes, duplex or more two units joined together, apartments, condominium, townhouse, churches, schools, 501-C-3 organizations, fire house, libraries, parks or recreation facility etc. Also further enumerated in § 890-6 below.
Business. Is described as an entity that is duly registered with the State of Illinois, has obtained a FEIN number, files tax returns as a business, partnership, corporation, LLC, a Village of Forrest business license etc. Business category consists of entities which conduct their trade, etc., mainly within the four walls of a building with minimal outside storage of raw materials or finished goods and noise. Examples would be accounting offices, hair or barbershop salons, insurance offices, grocery stores, gas stations, restaurants, plumbing, heating and cooling shops, tavern, banks, gas station, banks, auto repair shops, etc. Also further enumerated in § 890-7 below.
Commercial. Is described as an entity who is duly registered with the State of Illinois, has obtained a FEIN number, files tax returns as a business, partnership, corporation, LLC, a Village of Forrest Business License, etc. Commercial category consists of entities which manufacture, repair, and may have outside storage of raw materials and finished goods and access to main roads or rail. Commercial may also produce some traffic, noises, and at times dust or odors. Examples would be, but not limited to, a manufacturing plant, a concrete plant, IDOT facility, woodworking plant, retail sale of vehicles, a vehicle repair center, body and paint shop, grain elevator, etc.
The location of various districts is shown on a Zoning Map. Such map is attached to and made a part of this chapter. As a note, all undeveloped property which is contiguous to either side of Krack Street, U.S. Route 24 or Illinois Route 47 is zoned Business (not Commercial). Once these properties are developed into Residential, they become zoned Residential and will remain so until such time as the residence is torn down and a new application for zoning change is made.
Whenever any street, alley, public way, railroad right-of-way, of other similar area is vacated by proper authority, the districts adjoining each side of such street, alley, public way, railroad right-of-way, or other similar area shall automatically be extended to the center of such vacation, and all area included in the vacation shall then and thenceforth be subject to all appropriate regulations of the extended districts.
