The I-Institutional District contains large institutional uses such as the Chester County Prison and the Pocopson Home and is intended to allow for the continuation of such institutional uses as well as other uses compatible to such uses. The purpose of the Institutional District is to encourage the preservation and subsequent logical and timely development of land for institutional uses.
A. 
Permitted uses. A building or combination of buildings may be erected, altered, or used, and a lot may be used or occupied, as a matter of right for any one or more of the following purposes and no other:
(1) 
Agriculture, general.
(2) 
Municipal uses.
(3) 
Governmental uses.
(4) 
Child day care.
(5) 
Adult day care.
(6) 
Forestry and timber harvesting in accordance with the provisions in § 250-87L.
(7) 
Library.
(8) 
Museum.
(9) 
Any accessory use on the same lot with and customarily incidental to the permitted use conducted on the property.

B. 
Conditional uses. Any of the following uses shall be permitted when approved as a conditional use by the Board of Supervisors, in accordance with the terms of this section and the standards and criteria contained in § 250-70 of this chapter:
(1) 
Educational uses.
(2) 
Hospitals.
(3) 
Prison or correctional facility.
(4) 
Agriculture-intensive.
(5) 
Church or similar place of worship, including rectory or parish house.
(6) 
Skilled nursing facility.
(7) 
Treatment center.
A. 
Any use in the I-1 District shall comply with the following requirements:
(1) 
Minimum lot size: five acres.
(2) 
Minimum lot width: 300 feet.
(3) 
Minimum front yard: 60 feet but if the lot abuts a residential use or residential district, the setback shall be 100 feet.
(4) 
Minimum side yards: 60 feet.
(5) 
Minimum rear yard: 60 feet.
(6) 
Maximum total impervious surface coverage: 50%.
(7) 
Maximum height of structures: 35 feet.
