A. 
Connection to the Green Lake Sanitary District. For those developments within the sewered portion of the Green Lake Sanitary District, connection to sewer is required.
B. 
Developments not within the sewered portion of the Green Lake Sanitary District. Developments shall provide for private on-site or private collective systems consistent with the provisions of the Wisconsin statutes, Wisconsin Administrative Code and the County Private Sewage System Ordinance.

A. 
Proposed grades. Proposed grades shall be reviewed by the Town Engineer for conformance with Town standards and good engineering practices.
B. 
Street grading. All site grading shall be done in conformance with the final plans, and the disturbed areas and soil stockpiles shall be stabilized in accordance with the Town standards (as specified below) and good engineering practices.
(1) 
The subdivider shall grade the full width of the right-of-way of the streets and alleys proposed to be dedicated, including the vision clearance triangle on corner lots.
(2) 
In cases where an existing street right-of-way is made a part of the plat or abuts the plat, the subdivider shall grade that portion of the right-of-way between the existing pavement and the property line.
(3) 
The bed for the roadways in the street rights-of-way shall be graded to subgrade elevation.
(4) 
All grading within rights-of-way shall extend for a sufficient distance beyond the right-of-way, if necessary to insure that the established grade will be preserved and that the grade will meet grades outside of the right-of-way both within and outside of the plat boundaries in a manner acceptable to the Town Engineer.
(5) 
Utility easements shall be graded to within six inches of the final grade by the subdivider, prior to the installation of such facilities.
(6) 
Earthfill stockpiles or mounds of dirt or construction materials shall not be stored within rights-of-way, easements or for areas proposed for dedication to the Town.
The subdivider shall install stormwater management facilities of a size and design that will properly accommodate design volumes of flow that will present no hazard to life or property in accordance with plans and specifications as required in § 195-29 of this chapter and approved by the Town Engineer.
This section shall require erosion control practices that will reduce the amount of sediment and other pollutants leaving construction sites during land development and land disturbance activities. Erosion control shall comply with the provisions of the Green Lake County Construction Site Erosion Control and Stormwater Management Ordinance No. 682-99, or subsequent updates. The subdivider shall install and maintain erosion control fencing or alternative erosion control devices, as accepted by the Town.
A. 
Ditches. All streets outside shall have roadside ditches constructed within the right-of-way to safely and effectively convey stormwater from the street.
(1) 
Ditches shall be constructed according to Town standards and good engineering practices and shall be reviewed by the Town Engineer.
(2) 
Ditches shall be seeded, sodded or paved depending on grades and soil conditions.
(3) 
All newly seeded ditches shall have an erosion control blanket installed.
B. 
Guardrails. The Town Engineer may require the subdivider to provide analysis, design and installation of guardrails in accordance with the current Wisconsin Department of Transportation Facilities Design Manual.
Public ways, drainageways and ditches shall be restored with six inches of topsoil incorporated with fertilizer and either seeded or sodded to provide acceptable coverage as observed by the Town. All newly seeded areas shall have an erosion control blanket or alternative erosion control device, as accepted by the Town, installed and maintained at the expense of the subdivider.
When the land included in a subdivision plat, condominium development, or certified survey map abuts upon or is adjacent to land used for any agricultural purposes, the subdivider shall erect, keep and maintain partition fences, satisfying the requirements of the Wisconsin statutes for a legal and sufficient fence between such land and the adjacent land. A covenant binding the subdivider, its grantees, heirs, successors and assigns to erect and maintain such fences, without cost to the adjoining property owners, so long as the land is used for agricultural purposes, shall be prepared and recorded with the final plat, condominium or certified survey map.
A. 
Responsibility for improvements. The improvements prescribed in this section are required as a condition of approval of a land division and shall be installed, furnished and financed at the sole expense of the subdivider. However, in the case of required improvements in a commercial or industrial area, the cost of such improvements may, at the sole discretion of the Town Board and by agreement with the subdivider, be financed through special assessments or other lawful means.
B. 
Dedication. The subdivider shall dedicate to the Town such land and completed public improvements as required by this chapter.
