All mini-warehouses constructed, erected or placed within the corporate limits of the town shall be governed by the town’s 2000 zoning ordinance. The following regulations shall determine whether a mini-warehouse which is a nonconforming use existed lawfully on January 31, 2000, the effective date of the 2000 zoning ordinance. These regulations shall supplement the 2000 zoning ordinance, as amended, to the extent they address or govern a matter not otherwise addressed or governed by the 2000 zoning ordinance, as amended; otherwise the 2000 zoning ordinance, as amended, shall govern and control.

Mini-warehouse.
A building or group of buildings containing one or more individual compartmentalized storage units for the inside storage of customers’ goods or wares, where no unit shall exceed one thousand (1,000) square feet or less in floor area.

The highway commercial (HC) zoning district is the only district in which mini-warehouses shall be allowed. Mini-offices shall not be allowed in conjunction with mini-warehouses except that an office may be maintained for the administration of the business.

Parking and loading lanes parallel to the building shall be maintained with a minimum width of ten (10) feet and shall be so designated.

Fire lanes between all buildings shall be a minimum of twenty-four (24) feet wide and shall be designated by red pavement markings. The overhead clearance between buildings shall be a minimum of fifteen (15) feet. No parking is allowed in the fire lanes.

If any part of any building on the property is further than six hundred twenty-five (625) feet from a fire hydrant, the structures must have an NFPA approved fire sprinkler system installed.

Caretaker’s quarters are permitted as an accessory use to the mini-warehouse use. One parking space must be provided for each five hundred square feet (500) of caretaker’s quarters; however, no more than two (2) parking spaces are required for each caretaker’s quarters.

Fees for the construction of mini-warehouses are as established by the town council from time to time.
