Mobile home parks may be located in any district as prescribed and approved by the manufactured housing park board.

Each manufactured housing park shall be located on a well drained site, properly graded to ensure rapid drainage and freedom from standing pools of water.

Mobile home spaces in each manufactured housing park shall be provided consisting of a minimum of 1,800 square feet for each space which shall be at least 30 feet wide and clearly defined. However, those manufactured housing parks in existence on the effective date of this article (i.e., August 13, 1973), which provide manufactured housing spaces having a width or area less than that herein prescribed, may continue to operate with spaces of the existing width and area, but in no event shall any manufactured housing space be less than 25 feet wide and have an area of less than 1,250 square feet.

Mobile homes shall be so harbored on each space within a manufactured housing park that there shall be at least 15 feet of clearance between manufactured housings. No manufactured housing shall be located closer than 15 feet from any building within the park or from any property line boundary bounding the park.

Off-street parking facilities in the ratio of one and one-half spaces for each manufactured housing space shall be provided in a manufactured housing park.

All manufactured housing spaces within a manufactured housing park shall abut upon a driveway of not less than 20 feet in width, which shall have unobstructed access to a public street, alley or highway.

(a) 
Walkways not less than two feet wide shall be provided from the manufactured housing spaces to the service buildings within each manufactured housing park.
(b) 
All walkways shall be in compliance with ADA regulations.

All driveways and walkways within each manufactured housing park shall be provided with an all-weather surface and lighted at night with electric lamps of not less than 25 watts each, spaced at intervals of not more than 100 feet.

In no instance shall the main service entrance for manufactured homes be smaller than a 100 amp service and will be a minimum of 120/240 volt.

It shall be unlawful for any person operating a manufactured housing park or occupying a manufactured housing to construct or permit to be constructed in such park or in connection with such manufactured housing any additional structure, building or shelter in connection with or attached to a manufactured housing; except however, awnings of canvas or metal, suitably constructed, may be attached to a manufactured housing.

Each boundary of a manufactured housing park, except those adjacent to a street or highway right-of-way, shall be provided with a continuous natural or artificial barrier.

All plumbing, electrical work and water connections on or at any park licensed under the provisions of this article and each manufactured housing space, and each manufactured housing placed thereon shall be in conformity with the provisions of this code, state law and all city ordinances, rules and regulations regulating such work.

(a) 
Waste from showers, bathtubs, flush toilets, urinals, lavatories, slop sinks and laundries in service and other buildings within each manufactured housing park shall be discharged into a public sewer system in compliance with applicable provisions of this code, or into a private sewer and disposal plant or septic tank system of such construction and in such manner as will present no health hazard.
(b) 
Each manufactured housing space shall be provided with a trapped sewer at least four inches in diameter, which shall be connected to receive the waste from the shower, bathtub, flush toilet, lavatory and kitchen sink of the manufactured housing harbored in such space and having any or all of such facilities. The trapped sewer in each space shall be connected to discharge the manufactured housing waste into a public sewer system in compliance with applicable provisions of this code, or into a private sewer disposal plant or septic tank system of such construction and in such manner as will present no health hazard.

Private receptacles with tight-fitting covers shall be provided in each manufactured housing park in quantities adequate to permit disposal of all garbage and rubbish. Garbage cans shall be located not farther than 300 feet from any manufactured housing space. The cans shall be kept in sanitary condition at all times. Garbage and rubbish shall be collected and disposed of as frequently as may be necessary to ensure that the garbage cans shall not overflow.

(a) 
Every manufactured housing park shall be equipped at all times with fire extinguishing equipment in good working order, of such type, size and number and so located within the park as to satisfy applicable reasonable regulations of the fire department. No open fires shall be permitted at any place which may endanger life or property. No fires shall be left unattended at any time.
(b) 
Bottled gas for cooking purposes shall not be used at individual manufactured housing spaces unless the containers are properly connected by copper or other suitably metallic tubing. Bottled gas cylinders shall be securely fastened in place. No cylinder containing bottled gas shall be located in a manufactured housing space or within five feet of a door thereof. State and local regulations applicable to the handling of bottled gas and fuel must be followed.

All service buildings and the grounds of each manufactured housing park shall be maintained in a clean, sightly condition and kept free of any condition that will menace the health of any occupant or the public or constitute a nuisance.

It shall be unlawful for any person to operate a manufactured housing park, or to rent spaces in a manufactured housing park, without complying with the provisions herein contained relating to the furnishing of sewage and utilities.

It shall be unlawful for anyone to occupy a manufactured housing in any such manufactured housing park without running water inside of such trailer house and sanitary facilities available therein, which have been connected with the city sewer system.
