The city hereby adopts the 2006 edition of the International
Residential Code.

The International Residential Code (2006 edition) is amended
to insert section R304.5 reading as follows:
R304.5 Minimum dwelling area. Every single
family dwelling, as that term is defined in the City of Smithville
Zoning Ordinance, shall have not less than 700 square feet of gross
floor area, excluding lofts. In this section, “loft” means
a floor level located more than 30 inches above the main floor and
open to it on at least one side with a ceiling height of less than
7 feet, used as a living or sleeping space.

Any new residential constructed homes shall have a finished
floor elevation of 12 inches (12") above the crown of the road as
determined by the city.
