(a)
All new construction is limited to single-family residential with a minimum square footage of 3,000 square feet of heated and air-conditioned living space.
(b)
All residential structures constructed with two stories shall limit the square footage of the second story to 40% of the square footage of the first story.
(c)
Existing dwellings may not be altered to anything other than single-family residential.
(d)
From the date this chapter takes effect, all new construction, alteration of existing structures, construction of storage buildings, sheds and other accessory buildings, patio covers, pools, fences and driveways shall be constructed in accordance with the building codes and rules of construction adopted in this chapter, and with any local amendments to such codes and in accordance with the other requirements of this chapter.
(e)
All such construction, or alteration, shall be pursuant to and in compliance with a permit issued by the city.
(f)
All construction requiring issuance of a building permit, except as otherwise required by law, shall be performed by a general or trade contractor registered with the city in accordance with article 3.06, registration of general and trade contractors of this code. All applications for a building permit shall include the name of the registered general or trade contractor performing the construction and proof of registration and/or licensing requirements as set out in this chapter.
(g)
For new home construction, a set of plans shall be posted on-site at all times.
(h)
Prerequisite dirt work for new home construction shall be part of the permit.
(i)
A certificate of occupancy, issued by the city, shall be required prior to occupancy and use of newly constructed residences.
