Water line mains:
Minimum eight-inch diameter, C900 PVC with three feet minimum cover to existing or proposed grade, whichever is lower.
(b)
Service lines:
Minimum three-fourths-inch type K copper main shutoff required inside all new structures. An additional main shutoff required inside property line on customer side of water meter.
(c)
Fire hydrants:
Tamper-resistant fire hydrants; either Mueller or M&H Valve are required a maximum of 500 feet apart.
(d)
Sewer line mains:
Minimum eight-inch SDR 35 PVC with three feet minimum to cover existing or proposed grade, whichever is lower and set on minimum grades as set forth by the TCEQ.
(e)
Services:
Minimum four inch Schedule 40 PVC with no SDR 35 allowed and set on minimum grades as set forth by the TCEQ.
(f)
Manholes:
Manholes are required a maximum of 400 feet apart. Long-sweep cleanouts are allowed in lieu of manholes at the end of permanent dead end mains. Pipe is allowed to “run-thru” manhole inverts. A 4,000 psi concrete collar shall be installed around all manholes, cleanouts, valve boxes and all other surface utility appurtenances placed in the driving or parking surface.

Mains:
All new water/sewer mains shall be tapped and services extended for all planned water and sewer services to abutting lots prior to paving.

Building pad elevations.
Pad elevation prior to concrete placement shall be a minimum of 12 inches higher than the highest centerline street grade if no curb and gutter is present. Otherwise, measurement is taken from top of back-of-curb or centerline street grade, whichever is higher. Measurement shall be at right angles to the pad location.
(2)
Curb and gutter required-ADA compliant.
Prior to any building permit issuance, six-inch curb and gutter and a five-foot-wide sidewalk is required to be installed for all new subdivisions. In existing areas where infill is being completed, curb and gutter and sidewalk along the subject site is required when 75 percent or more of the existing lots remain undeveloped on a given street on both sides, reviewed on a block by block basis. If 50 percent or more of the existing lots remain undeveloped, curb and gutter only is required. If curb and gutter is existing, sidewalk is always required. Curb, gutter, and sidewalk must meet all ADA requirements where applicable.

Storm drainage.
Proper grading on streets shall be provided to assure drainage (10-year storm minimum). Ditches, channels and road culverts shall be designed for a 25-year storm (minimum). All developments of two acres or more must show existing drainage pattern by a one-foot contour interval, post development flows must not exceed pre-development flows, and all detained flows shall be pumped or drained dry at a rate not to exceed 50 gallons per minute. It shall generally be required to have a dry basin within 96 hours of the rainfall event. A 20-foot-wide access isle shall be reserved for all detention/retention basins for future maintenance needs. Parking lots may be used for all or part of the storage requirement.
