No building or land shall be used, and no building shall be hereafter erected or structurally altered which is arranged or designed to be used for other than the following uses: Any use permitted in an A, A-1 or A-2 district.

There shall be a front yard having a depth of not less than 20 feet. On a corner lot a yard along a side street shall not be deemed a front yard.

There shall be a rear yard along the rear lot line of the lot. The minimum depth of such rear yard shall be 20 feet. Half the width of an alley may be included in computing the depth of the rear yard, except that no attached rear entry garage may be closer than 20 feet to the rear lot line. Accessory buildings shall not be nearer than five feet to the rear lot line, unless abutting an alley of ten feet or more in width.

There shall be a side yard along each line of the lot other than a front and rear line. The minimum width of the side yard shall be five feet from the property lines.

The minimum width of each lot shall be 50 feet, except where the city commission has expressly approved a plan fixing a lesser width.

The minimum area of the lot shall be 5,000 square feet, and the combined area of the dwelling and accessory buildings shall not cover more than 50 percent of the total area of the lot.

The maximum height of a building in A-3 dwelling district shall not exceed 2-1/2 stories or 35 feet above average finish grade, except the height may be increased by not more than ten feet when each side yard is not less than 15 feet. Such dwellings, however, shall not exceed three stories in height.
