For the purposes of this Chapter, the Township of Neptune is hereby divided into the following districts:

Zoning Map Adopted. The zoning map entitled "Zoning Map, Neptune Township, Monmouth County, New Jersey," with revisions to March 24, 2021, is hereby adopted as the Official Map and is made a part of this Chapter.

Redevelopment Plans - Zoning Map Amendments.

The Neptune Township Zoning Map is hereby amended to show Block 3903, Lot 12 as being located within the Amended Block 3903 Redevelopment Area and subject to the requirements of the adopted Redevelopment Plan.

A. 
Zoning district boundary lines are intended to follow street center lines, railroad rights-of-way, streams and lot or property lines as they exist on lots of record at the time of enactment of this Chapter unless otherwise indicated by dimensions on the zoning map. Any dimensions shown shall be in feet and measured horizontally and, when measured from a street, shall be measured from the street right-of-way line even if the center line of that street is used for the location of a zoning district line. The exact location of any disputed zoning district boundary line shall be determined by the Board of Adjustment pursuant to N.J.S.A. 40:55D-70b.
B. 
Where boundaries are not fixed by dimensions and where they approximately follow lot lines and where they do not scale more than 20 feet distant therefrom, the street center lines, railroad rights-of-way, streams and lot lines shall be construed to be such boundaries.
C. 
Where a zoning district boundary divides a lot, the location of the boundary, unless indicated by dimensions on the zoning map, shall be determined by use of the stated scale on the map.

The zoning standards, controls and designations apply to every structure, lot and use within each district, and the district line extends vertically in both directions from ground level.
