The purpose of the "Residential Mobile
Home Park" District is to preserve and protect existing mobile home
parks as developments that offer alternative types of residential
units and opportunities for affordable housing.

Table 9.17.020 prescribes the land
use regulations for the Residential Mobile Home Park District. The
regulations for each district are established by letter designations
listed below. These designations apply strictly to the permissibility
of land uses; applications for buildings or structures may require
discretionary review.
"P" designates permitted uses.
"L(#)" designates limited uses, which
are permitted by right, provided they comply with specific limitations
listed at the end of the table.
"CUP" designates use classifications
that are permitted after review and approval of a Conditional Use
Permit.
"MUP" designates use classifications
that are permitted after review and approval of a Minor Use Permit.
"–" designates uses that are
not permitted.
Land uses are defined in Chapter
9.51, Use Classifications. Use classifications and sub-classifications not listed in the table are prohibited. The table also notes additional use regulations that apply to various uses. Section numbers in the right-hand column refer to other Sections of this Ordinance.

A Development Review Permit shall
be required for any new development in the Residential Mobile Home
Park District. An Administrative Approval shall be required for remodels
or additions to existing facilities so long as the existing density
is not increased or the number of spaces reduced. Construction of
a new mobile home park, the addition of a new pad in an existing mobile
home park, the removal of an existing pad in an existing mobile home
park, reconfiguration of the park layout, and reconfiguration of existing
pads in an existing mobile home park are considered new development
and require the approval of a Development Review Permit. The remodeling
of an existing mobile home/manufactured home, the increase in height
of an existing mobile or manufactured home from one story to 2 stories,
or the placement of a new mobile home/manufactured home on an existing
pad, provided there is no alteration to the size of the pad, is considered
a remodel or addition to an existing mobile home park facility. This
work requires an Administrative Approval.
