Note: For provisions on improvement requirements for final map acceptance, including security for improvement completion, see § 17.16.080 et seq. of this code.
Each subdivision or parcel map shall be accompanied by a search of title showing the names of all persons whose consent is necessary to convey title to road, street and other easements shown upon such map.

All sidewalks, curbs, gutters, pavements, sanitary sewer lines, water mains, culvert and drainage structures, street signs, street lighting, parkway tree planting and other required improvements in a subdivision shall be installed at the cost of the subdivider and shall conform to grades and specifications established or approved by the city engineer.

A. 
Water shall be provided from the water system of the city. Water mains shall be constructed by the subdivider to serve each lot within the subdivided area and shall be of such size and design as required by the city engineer. All service connections shall be laid to the inside of curb prior to paving.
B. 
All water mains and required fire hydrants shall be installed and in service prior to the installation of any combustible construction on any building within a subdivision.

Sanitary sewers shall be provided to all subdivisions. Where a sewer line is constructed or laid within a street or highway the subdivider shall install service connections to each lot within the subdivided area. All sanitary sewer lines, appurtenances and service connections shall be constructed or laid prior to paving to the established grade and shall be of such size and design as required by the sanitary district involved.

The subdivider may be required to install improvements for the benefit of the subdivision which may contain supplemental size, capacity or number for the benefit of property not within the subdivision as a condition precedent to the approval of a subdivision or parcel map, and thereafter to dedicate such improvements to the public. However, the subdivider shall be reimbursed for that portion of the cost of such improvements equal to the difference between the amount it would have cost the subdivider to install such improvements to serve the subdivision only and the actual cost of such improvements pursuant to the provisions of the Subdivision Map Act.
