A. 
The city shall disapprove a final map for failure to meet or perform any of the requirements or conditions imposed at the time of approval of the tentative map. (Map Act, Section 66473)
B. 
The city may waive certain conditions when the failure of the map is the result of a technical and inadvertent error which does not materially affect the validity of the map.

The design of a subdivision for which a tentative map is required, except for conversions, shall include the opportunity for the licensed cable system to construct, install and maintain, on land identified on the map as dedicated to public utility use, any equipment necessary to extend cable television services to each residential parcel in the subdivision. (Map Act, Section 66473.3)

The city of Buena Park shall deny approval of a tentative map if it makes any of the following findings:
A. 
That the proposed map is not consistent with applicable general and specific plans;
B. 
That the design or improvement of the proposed subdivision is not consistent with applicable general and specific plans;
C. 
That the site is not physically suitable for the type of development;
D. 
That the site is not physically suitable for the proposed density of development;
E. 
That the design of the subdivision or the proposed improvements are likely to cause substantial environmental damage or substantially unavoidably injure fish or wildlife, or their habitat;
F. 
That the design of the subdivision or type of improvements is likely to cause serious public health problems;
G. 
That the design of the subdivision or the type of improvements will conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision. (Map Act, Section 66474)

In determining whether to approve or disapprove an application for a tentative map, the city shall apply only those ordinances, policies and standards in effect at the date the city has determined that the application is complete. (Map Act, Section 66474.2)

The city shall not approve a final subdivision map for any land project (as defined in Section 11000.5, California Business and Professions Code) unless:
A. 
The city has adopted a specific plan covering the area proposed to be included within the land project;
B. 
The city finds that the proposed land project is consistent with the specific plan for the area.

A. 
Tract maps and parcel maps shall be prepared in accordance with the requirements of the Subdivision Map Act and of this division, and shall be prepared by or under the direction of a registered civil engineer or licensed land surveyor.
B. 
The division of parcels which are not abutting shall be shown on separate maps, unless such parcels are separated because of the interposition of a highway, street, alley or railroad, or public utility, or flood control right-of-way.
C. 
Driveways delineated on the final map shall be labeled as "Fire Lane" if they are also for emergency vehicle use.
