No building, structure, or premises shall hereafter be used or occupied, and no building or structure or part thereof shall hereafter be erected, constructed, moved, structurally altered, or enlarged unless in conformity with all the regulations herein specified for the zone in which it is located, and then only after applying for and securing all permits and licenses required by all laws and regulations.

All applications provided for in this Title shall be made on forms prescribed by the Planning Official. Applications shall be made in writing and accompanied by site plans and specifications drawn to scale, showing the actual shape and dimensions of the lot to be built upon, the sizes and locations on the lot of the buildings and other structures, existing and proposed, the existing and intended use of each building, structure, or part thereof, and such other information as is needed to determine conformance with this Title.

Each application for a building permit, or a change in the use of a building, shall be accompanied by a site plan drawing in duplicate, drawn to scale, showing the parcel, lot or tract, the location of the building or structure and other information necessary to show compliance with these regulations. This site plan shall be made from a plat of record or from an accurate survey after the lot has been staked by a licensed surveyor. A copy and record and a duplicated copy shall be kept at the building at all times during construction.

Upon approval the applicant shall present all completed City land use forms with the necessary building plans to the Building Official for inspection, approval and for necessary enforcement measures.

The Building Official shall approve building permits only when the Planning Official has reviewed the application and granted approval consistent with Chapter 10.128.
