No parcel of land shall be created by way of parcel map, subdivision or otherwise, in any industrial zone that has less than fifty feet of street frontage on a dedicated street or highway and a driveway of not less than twenty-six feet of width extending from the street frontage of said parcel. No lot line adjustment shall be approved which would cause any parcel to have less than fifty feet of street frontage on a dedicated street or highway.

No parcel of land shall be created by way of parcel map, subdivision or otherwise, in any industrial zone that has a land area of less than fifty thousand square feet.

Surface drainage of any subdivided parcel of land in the city shall not be permitted to "sheet flow" on to any adjacent parcel. The use of a combined drainage gutter for two or more adjacent parcels shall not be permitted. This provision is not intended to preclude the use of an underground storm drain along common property lines serving more than one parcel of land.
