The minimum lot area for any lot upon which a dwelling is to be located shall be 65,340 square feet (1 1/2 acres).

Lots improved with a dwelling shall have the following minimum lot dimensions:
A. 
Lot frontage shall not be less than 175 feet on a municipal highway that is maintained by the municipality on a year-round basis.
B. 
Lot depth shall not be less than 200 feet.
A. 
Dwellings shall be located not less than the following distances from respective property lines:
(1) 
Lot frontage: 75 feet.
(2) 
Side lot line: 30 feet.
(3) 
Rear lot line: 50 feet.
B. 
On corner lots, setback distance from the lot frontage line shall be maintained from each road.
The installation, replacement, alteration, or extension of all on-site sewage and waste disposal systems and system components associated with a dwelling shall comply with the regulations issue by the New York State Department of Health under § 201 of the Public Health Law with respect to individual sewage disposal systems standards (10 NYCRR 75).
A. 
All mobile homes not on a permanent, closed foundation, set below frost line, shall be anchored in accordance with Appendix E, Section AE 502, of the Residential Code of New York State.
B. 
Skirting. All mobile homes not on a permanent, closed foundation set below frost line shall be fully skirted with permanently attached premanufactured skirting designed for mobile home use.

Within 10 days of receipt of a completed application by the Town Clerk, the Code Enforcement Officer shall approve or deny the application for a permit. Building permits in the Town of Steuben shall be issued and shall expire as set forth in § 50-4 of this Code.
A. 
The Code Enforcement Officer shall inspect all work associated with the permit to ensure compliance with the provisions of this chapter. Upon final inspection and approval, the Code Enforcement Officer shall issue a certificate of occupancy to the applicant.
B. 
After the effective date of this chapter, no person shall occupy or use a dwelling that is subject to regulation under this chapter without a certificate of occupancy issued by the Code Enforcement Officer.
