Dwellings which fail to meet the standards set forth in Article III of this chapter, which were lawfully established prior to the effective date of the chapter, shall be considered nonconforming dwellings and may continue, and may be maintained, repaired, replaced and expanded as long as such activity does not increase the nonconformity.
A. 
A lot which fails to meet the standards set forth in Article III of this chapter, which was lawfully occupied by a structure or dwelling prior to the effective date of this chapter, shall be considered a nonconforming lot.
B. 
A dwelling established on a nonconforming lot may be repaired, altered or replaced, provided that the extent of nonconformity is not increased.
