It is the intent of this chapter to regulate the subdivision and development of land in the township in order to promote the health, safety, and general welfare of the residents of the township and to ensure that:
A.
The design and proposed uses within a subdivision or land development shall agree with the comprehensive plan for the township, as amended, and shall represent orderly and appropriate use of the land.
B.
New streets within or abutting a subdivision or land development shall be coordinated with existing streets and other township facilities, and shall be of such widths and grades and in locations appropriate for the efficient accommodation of projected traffic volume.
C.
Adequate easements or rights-of-way shall be provided for utilities and drainage, where necessary.
D.
Adequate space for traffic, recreation, light, air, and effective drainage shall be provided in subdivisions and land developments.
E.
Land which is environmentally constrained, whether by susceptibility to flooding, subsidence, or other conditions, shall either be made safe for the use proposed or shall be set aside for uses which shall not endanger life, property, or environment. Under no circumstances shall existing conditions be altered to increase any existing threat to safety.
F.
Adequate facilities for transportation, water supply, fire hydrants, sewerage, storm sewers, schools, parks, playgrounds, and other public facilities shall be installed in the subdivision or land development, as necessary.
G.
Adequate provisions for safety from fire, panic, and other dangers shall be provided for in subdivisions and land developments.
